Creation & LGE Design Build Break Ground on Pacific Office Automation Southwest Headquarters
Real estate developer Creation officially broke ground on a six-acre industrial development in Tempe during a ceremony attended by project partners, city leaders and community stakeholders. The development will deliver more than 120,000 square feet across two buildings, with joint venture partner BTA member Pacific Office Automation preleasing one building as its Southwest market headquarters.
LGE Design Build will serve as the architect and general contractor for the project, overseeing the ground-up construction of Pacific Office Automation's 75,000-square-foot headquarters, in addition to a 45,000-square-foot building available for lease or sale. The development features 32-foot clear heights, a shared truck court and 185 parking spaces, including eight EV charging stations and 14 bike parking spaces. Conveniently located at 1400 W. 3rd Street near Loop 202 and I-10, the property provides easy access to Sky Harbor International Airport.

We are excited to deliver desperately needed, functional, infill inventory to the north Tempe industrial submarket, as 90% of Tempe's industrial buildings between 40,000 and 60,000 square feet were developed before 2000."
The Tempe industrial market continues to demonstrate exceptional resilience, maintaining strong tenant demand compared with surrounding metros. Creation's latest project joins developments such as Source Business Center and Nexus Commerce Center, which the company broke ground on earlier this year, to deliver modern, efficient facilities for distribution, showroom and light manufacturing users seeking connectivity and convenience.
To commemorate the start of construction and signal its ongoing commitment to the community, Creation and Pacific Office Automation partnered to donate $25,000 to Boys & Girls Clubs of the Valley, supporting their mission to provide affordable after-school and summer programs for more than 16,000 young people across 30 clubs in the region.

Construction is now underway, with completion expected in late 2026.
